When listing with our MLS flat fee service, you receive:

• Listing in the local Nassau County MLS
• Listing on REALTOR.com - which is the official website of the National Association of REALTORS® and the world’s largest real estate database with more than 353 million page views monthly.
• Many other leading websites like Yahoo.com, AOL.com, MSN.com and more...

Terms, Policies and Procedures:

Listing and changes:

• Once you have completed all the required steps for listing, we promise to list your home on the MLS no later than one business afterwards. However, all documents must be complete and proper digital photos received.
• Before we will place your listing on the MLS, it is required that you first verify all listing details.
• Our listing periods are Monday through Friday.
• It may take a few days for different websites to retrieve information from the MLS. Therefore, we cannot guarentee immediate appearance of your listing on REALTOR.com or other websites.
• Changes: The price may be changed once per week. Photo changes are charged at a rate of $10 per two photos. The 'public descriptions' for the MLS are charged at $10 per change.
• Broker must be notified by seller within 24 hours after their contract is pending.
• Broker must be notified within 24 hours after the property has sold.
• If a real estate agent is involved, the seller must notify the broker of the agent's name, indentification number, and actual selling price.

Additional Services and Charges:

• For buyer's agent's commissions below 2%, there is a $400 surcharge
• Database listing for vendors is $100

Closing Services - $1000:

• The charge for this optional service is $1000 and also includes contract negotiation assistance. There is no limit to the number of contracts (provided that this service is elected at the beginning of the listing)
• Post sale consulting assistance.
• We will work to insure that your closing goes smoothly. However, if we are requested to attend the closing, there will be an additional $150 per hour charge with a two hour minimum.

Other Professional Services - $100/hour:

• Other professional services not included in Closing Services are billed at $100 per hour and the minimum amount of time billable is 30 minutes.
• These professional services are billed weekly.

Recommendations and Suggestions:

• Though it is not required to work with a buyer's agent, it is highly advantageous and it is recommended that you offer them a commision of 3%. However, all commissions are negotiable (though a commission less than 2% incur a $400 surcharge.
• Just because you may have a relationship with a specific realtor does not mean that you are required to utilize their professional services. Therefore, you are able to engage the services of another professional without the need to provide explanation to the realtor who listed your home.
